Hello Forum!

We are considering purchasing a plot of land. Our plan is to build two full stories (ground floor: kitchen, bathroom, living room; upper floor: 4 bedrooms and a bathroom) plus an attic (2 home offices).

According to the development plan:
- Maximum of 2 full stories, including 1 attic
- Maximum building height 9m (29.5 ft)
- Maximum ridge height 4.5m (14.8 ft)
- Gable roof with a pitch between 25° and 48°
- Knee wall height 1.5m (5 ft)

Are we allowed to build as planned with these specifications? What do you think?

Thank you in advance

The question is irrelevant because you will not be granted permission for an attic converted into a full floor.

In your opinion, would the attic be practical to use or just a storage area?

Which attic are you referring to exactly?

No, there isn’t really any specific reason for this design; it’s just built like that in the area...

In this development plan area, buildings are actually not constructed the way you have in mind.

It would be best if you shared more about your building project (your initial post suggests you already have a somewhat concrete room layout in sketches), so we can offer constructive advice. In my opinion, it is definitely possible to build as desired. For example, like this:

House sketch: large blue rectangle at the bottom, medium blue rectangle, pointed roof with dimension lines

Ground floor, for example, 9m * 13m (30ft * 43ft)

The blue boxes represent the 2m (6.5ft) usable height.

Correction:

Unfortunately, I forgot the roof.

Cross-section of a gable roof house with two blue rectangles (large at the bottom, small at the top).

If you keep the study rooms modest, then 10 m (33 feet) and a slightly steeper roof will work as well.

Schematic house with a blue gable roof, several windows, and a door.

OK, the window corresponds to the 2 m (6.5 feet) line.

@Tetto92 how have you decided now?
