Hello everyone,

we are planning a construction project on a second row plot.

What do you think the costs would be for about 35m (115 feet) of utility connections? That means expenses for water/sewage/electricity/internet including groundwork and the construction of an access road for vehicles and a crane setup area. (in Berlin)

I have a figure in mind and would like to check if it’s roughly accurate.

Guessing with Rosenthal isn’t very productive, and the answers from other users won’t improve unless you first share what has been offered to you 😉. Prices depend heavily on your local suppliers and who is performing which tasks. Electricity/water by the provider? Etc.

Everything should be handled by the utility providers. Construction access road by an external company. Hopefully within 40,000 (currency not specified).

The rear half is planned for development and infrastructure connection.

I would estimate it like this:
Drinking water: according to the water utility rate sheet (roughly 1500€ + 160€/m = 8400€)
Wastewater: similarly, about 3500€ + 340€/m = 15400€
Electricity: about 1000€ + 100€/m = 4500€
Internet: lay conduit when installing electricity = 150€ + 800€ for telecom.
Construction road 25€/t including installation (?), I estimate 2t/m (?), plus parking space --> 2000-3000€ (highly dependent on the civil engineer).
So you could reach that.
If you can place the electrical pedestal and the wastewater and drinking water shafts at the property boundary by the street, you can probably save a lot.
Does the slope for the wastewater line fit?

The predecessor owns a house,
2 outbuildings, and a terrace,
checks the floor area ratio and buildability.
No right to build can be derived from neighboring properties that are already developed.
The 40,000€ should be enough; maybe there will be something left over. 😉
