ᐅ Development / Layout of the Adjacent Rear Property

Hello everyone,

I am facing the following challenge:
In Baden-Württemberg, we want to convert a rear garden plot (surrounded by houses) into building land. The application has already been submitted to the district office in Tü and should be approved by May.

Once that is confirmed, we want to start planning a single-family house. This requires designating two parking spaces.
We are currently preparing how to divide the plot since we have some limitations due to the access.

Basic data:

- Plot size is 27 x 18 meters (89 x 59 feet)
- House should have 2 full stories and about 160 - 180 sqm (1,722 - 1,938 sq ft) of living space (no basement)
- Currently planning roughly 12 x 9 meters (39 x 30 feet)
- Garage (or carport) at least 6 meters (20 feet) long. We have only one vehicle (5.20 m / 17 feet long) but need to allocate two parking spaces. It’s possible we’ll get a second vehicle later.
- We definitely want a shed / garage extension ideally connected to the garage.

In the attached image (Grundstück.jpg), you can see the plot cleaned up with Photoshop from above. Access is only from the west side and is currently planned to be 3 meters (10 feet) wide.
It is the plot marked in red.

There is no binding development plan or building envelope. This means it must fit the surroundings and keep at least 2.5 meters (8 feet) distance from the boundaries.

I have already developed about 10 variants on how to arrange the buildings.
I have also attached my 4 favorites.

V1:
House 12 x 9 m (39 x 30 ft)
Garage 6 x 6 m (20 x 20 ft)
Shed 6 x 3 m (20 x 10 ft)

Positives:
- Garage and shed are neatly arranged.

Negatives:
- House is not square and might be difficult to design with a gable roof.

V2:
Positives:
- Large courtyard for the children.

Negatives:
- Garage is far from the house.

V3:
Positives:
- Garage and shed are on the northeast side, so they avoid midday sun. However, the office and guest toilet would have no windows or only face the garage (according to the current planned layout).

Negatives:
- Feels like almost the entire plot is paved, which would also increase costs.

V4:
Positives:
- You could use either the carport or the garage for something else as long as you only have one car.

Negatives:
- Takes up a lot of space.

I am really getting frustrated because I would like to decide this myself and not wait for what the architect proposes.
I would like to have the layout finalized already.

Can you help me here? What would you do? Or do you have other ideas?
Is it possible to designate only one parking space, or two smaller ones? Or should we position the house differently? My head is really spinning 🙂

I don’t quite understand what you mean or want to say, but I’ll try to fill out the questionnaire in the next few days. It seemed like a lot to complete, and I thought a picture is worth a thousand words.

That would be helpful—for example, to estimate the requirements for the upper floor as well. And while you’re at it, please clarify this sentence:

Generally, you first focus on your own area, since there is usually a hedge or a fence with plants and trees all around. However, if you have a strong preference regarding the terrace location, please be sure to mention it explicitly.

This concerns the plot outlined in red.

Development Plan/Restrictions

Plot size: 500 sqm (5,382 sq ft). 28 x 18 meters (92 x 59 feet)

Slope: No

Site coverage ratio: -

Floor area ratio: -

Building window, building line and setback: There is no development plan. Therefore, we are currently planning on a 2.5-meter (8 feet) setback from all boundaries. This has been provisionally confirmed by the district office.

Edge development: Maximum 15 meters (49 feet) (according to the regional building regulations of Baden-Württemberg)

Number of parking spaces: 2 vehicles

Number of storeys: Must fit into the surrounding area. Two full storeys will likely be approved.

Roof type: Gable roof. However, if approved by the district office, a flat roof is also welcome.

Architectural style: Modern, rectangular, no bay windows, etc.

Orientation: House facing northeast. Garden facing southwest, more towards west.

Maximum height/restrictions: -

Additional requirements: Rear adjacent plot. Access only possible from the southwest.

Client Requirements

Architectural style, roof type, building type: Modern wooden house, likely gable roof (if permitted, possibly flat roof), rectangular

Basement, storeys: No basement, two full storeys

Number of occupants, age: 2 adults, 35 years old, 2 children

Space requirements on ground floor (GF) and upper floor (UF): Each 80-90 sqm (860-970 sq ft)
GF: Cloakroom, utility/technical room, guest shower bathroom, living-dining room, open kitchen, office optional
UF: Bedroom facing east or northeast (since the street is to the north), master bathroom (preferably with direct access from bedroom), 2 children's rooms, 1 children's bathroom (optional), 1 office/guest room

Office: Family use or home office? Office is a must-have, either on the GF or UF.

Overnight guests per year: 2 (very few to none)

Open or closed architecture: Very open

Conservative or modern design: Modern

Open kitchen, kitchen island: Open kitchen with kitchen island

Number of dining seats: 6

Fireplace: Optional

Music/stereo wall: No

Balcony, roof terrace: Ground floor terrace with garden is sufficient

Garage, carport: Carport for 2 vehicles plus, if possible, an attached storage shed for bicycles, lawnmower, etc.

Utility garden, greenhouse: Currently no preference. Probably a small herb garden and mostly open space

Additional wishes/remarks/daily routine, including reasons for preferences or exclusions:

Timber frame construction, wooden facade, garden and terrace orientation preferably southwest towards the other (marked in yellow in the image) plot. On the plot to the southeast (with the two caravans), a house might be built in a few years.

Source of the design: All ideas so far developed by ourselves

What do you particularly like? Why?: Garden orientation towards southwest. View from the terrace onto own garden. Carport directly at the house. View from kitchen towards courtyard/garden/entrance.

What do you dislike? Why?: Difficult or no turning possibilities; large courtyard area (though this is an advantage for the kids for various activities). We are torn about this.

Price estimate according to architect/designer: All-in 700k

Personal price limit for the house including fittings: 700k

Preferred heating system: Heat pump

If you have to give up, which features/expansions

You can give up: Fireplace, carport directly attached to the house, office/guest room on the ground floor.

You cannot give up: Large open kitchen, small terrace

Why is the design as it is now? E.g.

Standard design from the architect? Few options

Which requests were implemented by the architect?

A mix of many examples from various magazines

What makes it particularly good or bad in your opinion?

What is the most important fundamental question about the floor plan summarized in 130 characters?

Since we are still at the very beginning: What is the best way to position the carport with a practical interior layout? And how could the floor plan look on GF and UF with a south entrance?

Please do not focus on details like windows or similar yet. We haven’t reached that stage.

Assuming the north arrow is correct, it would also be helpful to have an overview of the buildings located uphill from your property.

What about the property outlined in yellow?

Here is the complete aerial view and a north-oriented Google Maps image. So, my arrow should be accurate.
You can also see the barn that is still standing and will be demolished. The yellow plot is planned to be developed as well, though it is somewhat smaller.
