Hello, I am new here and have never built before.

I have the opportunity to purchase a so-called local resident plot, but I am not sure if it fits my planned project.

I would like to build a house with two apartments since, as a single person, I only need one apartment and not an entire house with a garden.

In this house, I want to rent out the ground floor with a garden, terrace, and a garage. I plan to live in the first floor with a balcony and a garage.

The plot is 450 sqm (4,844 sq ft). The floor area ratio is 0.3, and the plot ratio is 0.4.

The wall height may be a maximum of 4.90 m (16 ft). It is measured from the top edge of the finished ground floor slab to the intersection of the roof covering with the exterior wall.

Up to 50% of the house may be rented out.

Is it possible to build a house with two apartments on this plot?

What is the maximum possible size of one apartment?

I am attaching the development plan.

The possibility to rent out 50% of the living space has been confirmed to me in writing by the local authority.

Window ventilation is prohibited on the west side of the house because there is a road and a railway line on that side, see planning section in the attachment. I could accept that with a price per square meter of 140 € including development costs. The plot is parcel no. 10, which has now been reduced to 450 sqm (4,844 sq ft).

For my considerations, it is crucial whether it is possible to build a house with two reasonable apartments on this plot.

You are allowed to build 135 sqm (1450 sq ft) of footprint and a total of 180 sqm (1938 sq ft) spread over all floors.

That would create a decent knee wall, so you’ll have fewer sloped walls in the attic/upper floor.
I’m not sure if there was any mention of roof pitch or the number of floors?

Why not?!
I read something about a semi-detached house on lots 10, 11, etc. (duplex). So you could.

You can rent out up to 90 sqm (969 sq ft) gross.

It’s always about the built-up area, so the footprint, not the net living area. Roughly, you would subtract about 10–15% for walls, which gives you the approximate living space size.
