we plan to start building a single-family house in a larger city in Baden-Württemberg this spring. Now the question is whether to go with a developer or an architect—we have already had discussions with both.
The developer’s argument is that they have framework contracts with the tradespeople, which makes them cheaper since there is currently a high demand for construction and the prices for tradespeople are rising significantly.
The architect, on the other hand, disagrees and believes that changes during the construction phase with a developer become very expensive.
What do you think about this: a developer with a supposedly more predictable price, or rather an architect? Based on your experience, which option allows us to get more house for the same money?

toxicmolotof26 Dec 2014 10:51Well, the difference is probably the plot of land. The architect will design a house for you on any plot. With a developer, you can only buy a house together with the land from the developer.
Or do you perhaps mean a general contractor?
Both arguments speak in favor of one or the other option. But surely these are not the only points that have been raised, or is this solely about the price?
