Hello everyone. A few months ago, I purchased a building plot in Jena through an auction. There is a project with a building permit / planning permission associated with it. The basement is completed, but it is also full of water. The original general contractor appears to be insolvent. I plan to finish the house next year. There are plenty of general contractors available, but they are more expensive, and you are subject to their discretion. Does anyone in the Jena area have experience with hiring individual trades? Do I need to have a construction manager? That also adds to the cost... I would appreciate any information.

If you now own the plot, no developer can build on it anymore. Only a general contractor or alternatively an architect with individual contracts can do so.
Why would someone buy a plot with a building ruin if they have no idea or plan for it?

You have the plot with a basement.
A house should be built on it. There will be architect’s plans and structural calculations for this.
Find a company that will construct the shell of the building according to the plans.
Then you can hire the individual trades yourself. It’s not rocket science. Google is your friend.
A site manager is not a bad idea if you have no experience.
There are plenty of experienced masons who have back problems and can no longer work “normally.”

Oops, that’s not true.

First, I would consult an expert or architect regarding the water issues. Even for contracting individual trades, you need an architect. What about the building permit / planning permission? There should already be a design outlining what is allowed to be built there. Or has it expired? Honestly, I don’t know whether to laugh or cry about that.

Are you a twin? One person alone can’t be that crazy. So you are facing either a complete demolition below ground level or a thorough professional drying process, the costs of which, in this case, are not covered by any insurance.
