ᐅ Connecting Utilities to a Plot of Land / Costs?

Hello,

We would like to build but do not have a plot of land. We might have the opportunity to buy some land from acquaintances, but it is not yet developed.

They suggested that we could connect our utilities through the neighboring property, which is located right next to the potentially interesting plot.

My question is: Developing a property is usually very expensive, but if the utility connections are already next to the neighbor’s land, would that be cheaper? And what would the approximate costs be?

Another question: Are plots that are not developed usually cheaper than those that are? The plot we are potentially interested in is about 900m² (9700 square feet). What kind of costs for development should we expect?

First of all, "site development" always means that the connections for gas/water/electricity are already available in the street _in front of_ the property.

If there is an inspection chamber on the neighboring property – which is not uncommon these days 🙄 the neighbor must agree to a connection easement (building encumbrance).

Development fees vary greatly in every municipality, so no one can give you a price here. You need to go to the local building authority, where you will receive information or a document detailing all the costs.
It is advantageous if the utility connections are nearby, but unfortunately, I do not know how much this affects the overall costs.
