Hello, I am new here and would like to get information about the basic steps involved when planning to build a house.

My situation is as follows:

We have almost secured the building plot (currently, the land parcel adjustment is taking place). The possible construction start date should be from 02/2012.

The plot is 898 m² (9,664 ft²) in size and is located at the edge (sunny location) of a new residential development in the beautiful Franconia region, in the district of Karlstadt near Würzburg.

At the moment, I am considering building a detached single-family house with a basement, using solid construction methods. Since I travel a lot abroad, I would prefer the house to be built more or less as a turnkey project.

The option of having an architect take over the entire planning process, as well as initiate and supervise all steps, currently seems to be the most suitable for me.

Unfortunately, I do not have further details at the moment, but I would be grateful for any information or help regarding everything that needs to be considered and other related aspects.

Well, there are many factors to consider, but ultimately money plays a role, as it can cover all costs.

Before you buy the plot, I would at least check:
- Is it really suitable for me?
- Are there any building regulations or restrictions? Maybe already imposed by the construction company or architect?
- Has a soil or ground survey been conducted?
- Will the area be properly developed before the sale?
- What is the overall planning for the area like?

There are new development areas where you might still have a construction site in the neighborhood after 10 years or only get proper roads after 2-3 years.

I’m not quite sure what the maximum costs should be. I can start with about 320,000 euros (approximately 350,000 dollars) in equity. Additionally, I have a home savings contract.

The plot already belongs to me, and we are confident that we want to build there. I haven’t contacted a builder or architect yet >> those are some of the things I wanted to learn here, such as how the process usually works.

The area is currently in the development phase, and according to the local municipality, construction can start from February 2012 onwards >> once the roads and related infrastructure have been completed.

At the moment, six new building plots are being developed immediately >> but in total, there will be 17. Two other builders have already committed to the development and plan to start building soon.
