Hello everyone,
we would greatly appreciate your constructive feedback on our building project.
Development Plan / Restrictions
Plot size: 508 m² (approx. 17 meters wide)
Slope: yes (south-facing slope), 8-9 meters (26-30 feet) drop down to the street
Plot ratio: 0.4, floor area ratio: 0.8
Building envelope, building line, and boundaries: -
Number of floors: 2.5
Roof type: gable roof
Client Requirements
Style, roof shape, building type: solid construction (masonry), gable roof
Basement, floors: basement, ground floor, upper floor
Number of occupants, ages: 2 (36), (29)
Office: family use or home office?: home office
Open kitchen, kitchen island: open kitchen with island
Fireplace: yes
Balcony, roof terrace: balcony on the ground floor
Garage, carport: carport
Utility garden, greenhouse: no

What don’t you like? Why?: staircase placement, the shape of the house (feels a bit dull)

We are interested in open and honest feedback (of any kind) regarding the floor plans. What could possibly be done more beautifully or elegantly? Is the window arrangement appropriate?

Regarding the house shape, it basically looks like a gable roof house. You can't change much about that, except by choosing a completely different architectural style.
For the staircase, given the size, I could imagine a straight staircase.
Make sure to get quotes that include all earthworks. Your budget is tight, and without doing some work yourself, it won’t be possible. Also, plan generously for the outdoor area. There will be excavation here, a wall there, some filling elsewhere. Not all excavated material can be used for backfilling. We have to haul everything away—there are more stones than soil.

The plan is to carry out a considerable part of the work ourselves. Nevertheless, there is still some buffer in case the costs end up being a bit higher.

Markus_2115 Jul 2018 20:35The straight staircase was a topic at the beginning of the planning phase but was not possible back then. However, I don’t currently remember the reason. Since several things have changed during the planning process, it might be possible now. We simply didn’t revisit this topic afterward, so thank you very much for the reminder!!!

Still, gather all the prices together—preferably actual quotes without any DIY contributions. You are about 100,000 euros over budget. This is hardly recoverable through DIY work.
