Hello House Building Forum
I am new here, and we are currently planning our house with an architect. There are currently 4 of us, but we plan to have a 5th. Therefore, the house will include 3 children's bedrooms.
Here is the questionnaire:
Development Plan / Restrictions
Plot size: 1250 sqm (13455 sq ft) on 25m x 50m (82 ft x 164 ft)
Slope: no
Site coverage ratio: 0.4
Floor area ratio: not sure at the moment
Edge development: allowed but I want to avoid it
Number of parking spaces: double carport + 2 cars in front
Roof style: gable roof
Architectural style: classic single-family home
Orientation: see drawing
Owners’ Requirements
Open floor plan on the ground floor, 4 bedrooms on the upper floor, attic with enough space for storage and a hobby area
House Design
Who created the design:
- Architect
What do you like most? Why?
Ground floor: open kitchen and living room. Office accessible from the living room. Direct access to the terrace.
Upper floor: accommodate 3 children’s bedrooms, bedroom with walk-in closet area. The large dormer. The stairs to the attic, where the hobby room will be located.
What do you dislike? Why?
Basically only the staircase to the upper floor. I am a bit bothered by having to walk “around the corner” when coming up. I am looking for ideas to improve this. Or is this concern unfounded?
Cost estimate according to architect/planner:
Not determined yet.
Personal budget limit for the house, including fittings:
350,000 Euro
Preferred heating system:
Gas boiler, solar thermal, and underfloor heating
If you have to give up something, which details or extensions can you do without:
We have already eliminated everything we could possibly do without.
Why is the design the way it is? For example:
We went to the architect with our preferred design. He used our floor plan as a basis and created a floor plan that we like even better. Only the staircase layout is not yet 100% satisfactory for me.
What is the most important/basic question about the floor plan, summarized in 130 characters?
As mentioned, the staircase to the upper floor is my biggest concern. I hope to get some ideas on how to improve it and maybe some feedback on the rest.

Did my post #65 go unnoticed by the original poster? I would really be interested in the development plan and the architect’s explanations about the background of the unusual roof design.

There is still the attic space.
If a private retreat is truly missing, it will become the second living room.
I used to be out seven evenings a week; we rarely used the kitchen and living room. More often it was the pergola or the terrace.
Maybe that's because it was about a 30-minute drive to someone else's home.
My sister was away from home at 18 and only came back during semester breaks.
For us, there are and were youth rooms, construction trailers, and similar places where people can meet.

Sparfuchs7725 Jul 2019 07:22@ypg @kbt09 I had this discussion with my wife yesterday as well. We’re not quite on the same page yet. We’ll need to sit down calmly over the weekend and go through it. There are many pros and cons, and we’ll have to weigh them carefully.
Regarding 1: With a knee wall height of 1.30 m (4 feet 3 inches) dormers are no longer feasible without the windowsills becoming uncomfortably high. That’s not cozy anymore. So the options are either to raise the attic or leave it out for cost reasons. Building bigger is ruled out by budget constraints… 150 m² (1,615 sq ft) * 2,000 + additional costs of 50,000. That doesn’t leave much room to expand.
Regarding 2: We talked extensively about this yesterday as well. My wife is no longer opposed to the idea. I will model your two options today and review them in 3D. At least we want to keep the option to separate the living area open. If the floor plan...
Regarding 3: This is criterion number one for my wife and is not negotiable. Leaving out the fireplace or stove in the living room is not an option.

Yes, that one slipped past me. Sorry! The development plan only allows gable roofs or hipped roofs, and a maximum of two full stories. As far as I saw yesterday, there are no further restrictions. I’d have to ask the architect what he intended with this. But dormers are off the table for now anyway.

I really like that version and will definitely show the design to my wife. It’s definitely quite a radical change ^^
I’ll give more feedback on this option later today once the boss has had a look :P
We really like your version that comes very close to ours. Especially that the staircase no longer intrudes into the rooms, making the upper floor more usable.

I really like that version and will definitely show the design to my wife. It’s definitely quite a radical change ^^
