Hello,
our construction project is almost complete, but we have an issue with a damp band around the entire house. At first, we thought it was because the ground floor ceiling was still drying, but now the brickwork is almost a year old (and the concrete slab was poured even earlier), and the dampness is still there. Our builder also said at the beginning that this would disappear within six months, but now he claims that it is a problem with the bricks. I am no expert, but it seems more likely to me that there is an error by the mason (are any damp-proof courses or membranes installed here?).

Our house handover is coming up soon, and understandably I want to have this clarified beforehand 😉

What kind of ceiling is this? Cast-in-place concrete?

What is the wall construction? Masonry, insulation...?

How was the ceiling insulated?

Does the strip disappear after several dry days?

Hello readytorumble,

I’ve attached a screenshot showing the construction based on the floor plans – for more details, I’m happy to check the documents at home if needed.
The strip is actually barely visible on the south and west sides due to higher sunlight exposure and drying.

Is this always there, or only after it rains? Do you also have pictures from during the construction? Does anything stand out? Otherwise, it’s a difficult issue; at first glance, there really isn’t anything that would indicate damage. However, the idea that it could have something to do with the drying of the concrete slab is nonsense.

Hello Lumpi,

in the north, where the least sunlight reaches, there is always a visible strip – even on days without rain...
I’m calling it a day now and will look through photos at home to upload here (if I find any).

Could it be that the beam (meaning the ceiling) is less well insulated than the rest of the wall?

We have also noticed that the beam dries a bit more slowly after heavy rain during the cold season. However, we have a solid wall construction and a plastered facade in that area. After a few hours, the moisture issue resolves itself and everything is dry.
