ᐅ Current waiting time for a prefabricated house

Dear Homebuilders,

We signed a contract for a prefabricated house with Fingerhaus in March 2021. We were informed that construction would not start before April 2024, which means a waiting period of at least 25 months. We reluctantly accepted this due to other advantages.

Now I have spoken with several other homebuilders, and none—absolutely none—have experienced a waiting time even close to this length. By now, I’m starting to wonder if these 25 months are completely off.

So I have some questions for the group:

- Has anyone else signed a prefabricated house contract with any company since March 2021, and if so, what was your waiting time?

- Has anyone maybe signed with FINGERHAUS since March 2021 and can share the waiting time?

- If the waiting time is indeed excessive: does anyone have ideas or arguments that could help convince them to prioritize our project?

P.S. Comments like “Serves you right if you…” or “Why choose a prefab house at all?” won’t be helpful, as the contract is already signed ;-)

I can reassure you to some extent. With the large prefab home providers, 24 months or more was not uncommon in 2021. Prefabricated homes are becoming increasingly popular, and with KFW 40 Plus standards, 2021 was a booming year.

In particular, Fingerhaus offers a good value for money from an external perspective, which likely explains their full order books.

I mostly know regional providers, where things moved significantly faster. However, they are currently also struggling to attract customers, while companies like Fingerhaus are still working through a solid backlog.

Other factors also play a role, such as special features and who completes the building requirements faster.

If the building permit / planning permission, financing, or the land is finalized three months later than for someone else, you will naturally fall behind in production.

It’s really hard to compare directly because it’s so individual.

Even if it is currently difficult to attract new customers, there are still plenty of projects lined up for the next 12 months.
The backlog that had to be pushed forward for a long time is slowly shrinking. However, it will still take 1 to 2 years before it completely disappears.

Moreover, the shortage of skilled tradespeople is becoming increasingly critical month by month, as the baby boomer generation is gradually reaching the age where, after 40 years in construction work, they simply can no longer continue.
