Hello dear community,
We are planning to build a single-family house next year and believe we are ready to have a permit plan created.

The plot is 21m (69 feet) wide and 31m (102 feet) long.
The groundwater level is very high, so no basement.
The zoning regulations require both the house and the garage to have a gable roof.
The garden is located to the north behind the house; we deliberately placed the terrace on the north(west) side because we both prefer not to be exposed to the sun for long periods.
25 cm (10 inches) bricks + 20 cm (8 inches) insulation.
The house will be heated with geothermal energy (KNV Topline 1145) using a trench collector system.
The garage will be built without a door, essentially as a carport, allowing side access to the main entrance.
The roof above the mechanical room (in the attic) will simply be extended.
The guest toilet/bathroom on the ground floor will partially fit under the staircase.

Zoning restrictions/requirements: gable roof, eave height 5m (16 feet)
Plot size: 650 m² (7,000 sq ft)
Slope: no
Floor area ratio: 0.3
Building envelope, building line and boundary: 3m (10 feet), garage recessed 5m (16 feet)
Edge development: my "garage" adjacent to existing neighbor’s garage
Number of stories: 2
Roof style: gable roof
Architectural style: rather modern
Orientation: south-facing if possible
Maximum heights/limits: 5m (16 feet) eave height/roof edge

Homeowner requirements
No basement (due to high groundwater)
2 people (planning for 4)
Office: only intended as a storage room/guest room, for future needs

I designed it myself
We planned the kitchen in the “niche” so it is not the center of the room when entering and because it faces the street, letting us follow what is happening outside a bit.
The living room is on the darker north side since light from the south or west can be distracting when watching TV on the couch (as it is currently).

The roof is slightly wider than the heating room bay window – I assume that in the area of the bathroom window the terrace has a small covered section where the sun umbrella stays dry?

Apart from the carport, this is a fairly typical suburban house, which I guess some forum members might find a bit old-fashioned.

Is there supposed to be a shower under the stairs?

Yes, that's right, I forgot to adjust the roof. It should have no overhang. Yes, the shower is under the stairs.

Have you recalculated the headroom for the shower?

I would leave it as is (maybe you’ll like my idea for how to use it), otherwise this bay window might just look like it’s meant to house a small shed, in my opinion.

Hello, I did some calculations... it does fit with the floor area ratio (if you make the terrace smaller, since as far as I know it is included in the calculation... but anyway: it works ).
The dimension details are a bit confusing because walls are also included in the measurements. So roughly, you have an 11 x 8.5-meter (36 x 28-foot) house plus a 7 x 10.3-meter (23 x 34-foot) garage/storage.

Unfortunately, I can’t read the site plan, but if the 3-meter (10-foot) setback from the boundary shown there is correct, and the garage is supposed to be set back 5 meters (16 feet), then it has to be. I don’t see this in your plan, though. But I do see it in the overview. What is the current status?

Even though the storage room in the “garage” is somewhat generous, you lack enough storage space for four people in the house.
You can’t store everything outside – seasonal clothing space will be tight, and you usually prefer to keep some things INSIDE rather than outside.

I would miss a decent wardrobe closet where jackets and shoes for four people can fit. Usually, the space under the stairs is good for this if you close it off below the steps.

Are you allowed to build with a 10-meter (33-foot) setback at your property boundary? Where I live, that’s not allowed – at least not on one side.

Honestly, I don’t find the design very successful.

Who will be submitting the building permit / planning permission application in your case?

Regarding the floor area ratio: I am allowed to build on 30% of the plot.
For my property, that equals 195m2 (about 2100 sq ft), and I plan to build around 180m2 (about 1938 sq ft).
The terrace is not included if it is not covered.
You are right about the site plan—I included the driveway.
The house needs to be set back 3m (10 ft) from the rear, and the garage an additional 2m (6.5 ft).
A 10m (33 ft) setback is not an issue in Lower Austria.
We want to use the office as a cloakroom initially, until it becomes a bedroom after retirement.
We also plan to store some items in the attic above the upper floor, which has nearly 40m2 (about 430 sq ft), but of course mostly with limited ceiling height.

The shower should fit with a room height of 2.60m (8.5 ft) and a shallow shower tray; there are some examples available on Google.
However, I still need to get approval from my builder.

Do you still view the design rather negatively?
Since I have been planning it for so long, I might be wearing blinders when looking at my own design...
