ᐅ Cracks in the upper floor interior walls: settlement cracks or material movement?

We built our house two years ago (solid construction), and for some time now, cracks have appeared on the walls upstairs. Almost all rooms on the upper floor are affected (except the bathroom), mainly interior walls, and once on an exterior wall. So far, there have been no issues on the ground floor.
Are such cracks after two years normal (settling, material movement), or should this be examined more closely? The walls are covered with a smooth fleece wallpaper. Except for the larger crack, where the surface is only plastered and painted.

Are all of these the same height? And are the walls on the upper floor load-bearing solid walls or drywall partitions? In the end, it doesn’t really matter to you because you have a warranty. Submit a formal defect notice with a deadline by registered mail to the general contractor and see how they respond.

Bauherren20231 Dec 2025 07:26Hello, thank you for your response. The cracks are at different heights and the walls are solid masonry. The cracks always run horizontally, apparently along a joint. The general contractor wants to wait another year before having them repaired by the painter.
