in the purchased house (terraced house, 14 years old), there are cracks in one area.
The wall is constructed as follows:
- the upper part is a solid wall
- the middle part (about 30 cm wide (12 inches)) is some kind of intermediate layer (?) beam or something similar, which we also have between the ground floor and first floor – when tapping on it, it seems to be the hardest material
- below that is the drywall partition
As seen in the pictures, there are cracks between all three layers. The cracks (the lower crack in the pictures) at the drywall partitions seem almost normal. But what about the upper crack between the solid wall and the middle part (beam) – how critical could that be?
What would you recommend doing? Having a professional take a look? How could this possibly be repaired?
One important detail might be that there is a large terrace above this area.
