Hello,
As mentioned before, we want to build a turnkey home. However, many companies only offer "almost finished" packages. Painting, plastering, and flooring are often not included. What should I roughly budget for these services? The house is about 145 square meters (1,560 square feet).

So, we pay for 3 floors each with 78 m² (840 ft²) total (including ceilings except for the ground floor, due to structural insulation):
Skimming (Q2 + smooth fleece): 10 working days of 8–10 hours per day at €15 (friendship price) plus materials… I estimate around €2500–3000… If you hire a professional, you’re looking at roughly €6000–6500 (naturally varies depending on floor area, number of storeys, ceiling construction, etc.)
Painting: Paint, rollers, brushes, masking tape, etc., about €1000 to €1500. Labor as self-performed work; if done by a contractor, about €35 / m² (3.3 ft²)
Tiling: Total 73 m² (bathroom 14 m², guest toilet 4 m², hallway 13 m², cloakroom 5 m², including wall tiles in bathrooms up to 130 cm (51 inches) high): material around €2000. Installation about €3000 (€37.5 / m²)
Interior plaster: Not applicable, since detached house with structural insulated panels
Exterior plaster (I think I read that it will be self-performed work for you as well?: ) No idea, this is included in our house builder’s scope of work. Should be quite expensive though (3 people working 5 days at 8 hours, of which about 2.5 days were spent on exterior insulation)
Floor coverings:
Parquet (52 m²): approximately €2500. Parquet installation: €25 / m² (negotiated down) + possibly skimming (around €500) + sanding (around €150) + priming (€110) + setup times (€120)
Carpet (60 m²): I calculate €30 / m² for material plus labor (self-performed). If you have it done professionally, local trade hourly rates will be added.
Anything I missed?
Regards,
Andi
