Tacklekalle26 Jun 2011 14:50Hello,
Is it possible to roughly estimate the cost of a double garage using a price per square meter?
The two architects (who attended the initial meeting) didn’t want to discuss the garage at all for now (but immediately tried to sell me a heat pump with ground probe drilling).
About the double garage:
Solid masonry construction
6 x 8 m (20 x 26 ft)
5–6 m (16–20 ft) roller door
Hipped roof (required by the development plan / planning permission)
Thanks in advance
Regards,
Kalle

Bauexperte27 Jun 2011 11:35Hello Kalle,
The topic of renewable energy is important, but many factors need to align for a ground-source heat pump; often another type of heat pump is the better choice.
First, why does the garage have to be masonry? For the size you want, the additional costs from prefabricated garage suppliers for the extra length are reasonable; if the width deviates, the situation changes, and a masonry garage can often be cost-effective.
For the requested dimensions, you can expect masonry costs around EUR 23,000 in a finished condition including an electric sectional door; additional costs for the external wall insulation would apply – I would estimate another EUR 12,000-15,000. However, many municipalities also allow “false fronts” – where a kind of external insulation facade is attached to the edge of a prefabricated garage – so you might want to inquire about that.
Best regards

Tacklekalle27 Jun 2011 19:31Thank you @ Bauexperte
I would accept a brick garage for that price, but the hip roof really blows me away! A prefabricated garage would of course also be an alternative, but if I manage to convince my better half, I want to build the walls (and the foundation slab) myself.
Is there perhaps a link to a rendering or a supplier? (Google doesn’t show anything useful)

Bauexperte28 Jun 2011 11:20Hello Kalle,
You must not forget that the desired dimensions of your garage are comparable to those of a small single-family house; that results in quite a large roof area.
If your schedule allows it and you are skilled with crafts, that is certainly an option; one of my clients did so last year. I sourced the bricks for him at a good price (plan brick PPW2/0.4 17.5ER 624X249MM 7.5SQM/PAL. – m³ – € 82.00), and the contractor poured the foundation slab (cost for the slab per square meter approximately € 80.00).
Unfortunately, I don’t have the "façade" at hand right now, but I do have a more affordable alternative (graphic). Ask your building authority whether this alternative is approval-compliant.
Kind regards

Bauexperte28 Jun 2011 21:10Hello,
Good approach – if you have any further questions: DDF/Cologne +/- 50 km (about 30 miles) – that’s exactly my area of expertise
Kind regards
