Hello dear forum,
I just registered because I have already read many interesting posts here.
We plan to start building our single-family house (190 sqm (2,045 sq ft), plus basement, 1.5 stories) in Bavaria this summer.
Today, our architect forwarded us an offer from the structural engineer for the structural planning, totaling 20,000 euros. That seems quite expensive to us.
What are your experiences with this?

Grobmutant6 May 2021 18:44It's amazing how much variation there is.
I find it a bit strange that your architect apparently didn’t point out this overpriced offer to you.
Given their past experience, they should have some idea of the prices.

With his previous experience, he should have some idea of the prices. He’s probably earning a cut from the deals. Acts as a middleman and gets a piece of the pie.

He should have some idea of the prices based on his previous experience. I don’t find that odd at all – it’s clear what the architect stands to gain. If you plan to go with individual contracting through your architect, I would think very carefully about that person again...

MontyPython8 May 2021 18:12For comparison, our quote for a flat roof building with a setback floor (165 m² (1,776 sq ft)), double garage, no basement, two cantilevered sections, and an 11 m (36 ft) window front:
Structural approval calculations + reinforcement plans
5,800 € gross
plus 1,200 € gross as a learning fee for the additional consideration of photovoltaic system and green roof loads, as well as for changing the wall thickness from 17.5 cm (7 inches) to 24 cm (9.5 inches).
We were surprised and upset that, for example, these loads are apparently uncommon and were not specified by us at the start. Also, that changing the wall thickness causes such an extensive effort.
Note: Define every detail from the beginning. Hold a coordination meeting after the preliminary structural calculation and document everything in writing!

freithelm10 May 2021 23:51We are also paying about €6,000 gross for the drainage plan, the building notification (building permit / planning permission), the detailed construction drawings, and the structural engineering calculations.
We will get the thermal insulation certificate from the energy consultant for €600 gross.
I also find €20,000 to be quite an overestimate.

Bamboochaa2 Dec 2021 11:43So, we have also received an offer for the structural engineering planning (including thermal insulation/fire protection) for our single-family house. Approximately €20,000 gross for eligible costs of €200,000. Living area including basement is about 230sqm (2,475 sqft). Fee zone III. We will probably proceed with individual contracts.
It is a fixed-price offer. According to HOAI, it would have been around €25,700 gross. (For service phases 1–6)
Often in this forum, it is not specified which service phases are to be provided by the structural engineer.
With the prices circulating here in the forum, I get the feeling that apples and oranges are often being compared?!
I find it somewhat dubious or strange if, according to HOAI, about €25,000 would be justified, but fixed-price offers of, for example, €10,000 are issued. What could be the reason for this? Aren't the offers subject to minimum limits? I cannot understand the price differences shown here.
Maybe I am missing something...
