Hello dear forum,

I just registered because I have already read many interesting posts here.
We plan to start building our single-family house (190 sqm (2,045 sq ft), plus basement, 1.5 stories) in Bavaria this summer.
Today, our architect forwarded us an offer from the structural engineer for the structural planning, totaling 20,000 euros. That seems quite expensive to us.
What are your experiences with this?

Way too much if your house is standard.

Are you using direct contracting? Then get your own quotes and don’t just accept the offer from the architect’s best colleague without comparing.

Are you building with a general contractor? Then don’t hire a structural engineer, the general contractor usually handles that themselves...

We are building with an architect using direct contracting.

20,000€? 😱

Are you sure that’s only for the structural engineering? Or does the quote include other services as well? Energy consulting, construction supervision, etc.?

I currently have some quotes for a single-family house in Lower Saxony:
Structural calculations around 2,500–3,000€ net
Thermal insulation certificate: around 650€ net

Definitely only structural engineering!

Our costs are as follows:

Structural design:
Approval planning & detailed design, including earthquake verification and incidental costs flat rate (eligible costs 270,000 EUR)
Fixed fee net 7,700 EUR

KfW 55 expert services:
Fixed fee net 2,250 EUR (50% of which is eligible for funding)

Interesting! The offer from our KfW consultant is also twice as high!

The structural engineering cost was around 1500 net in our case, I believe. That's quite high, so I would be interested in seeing the house. If I compare it to the total construction cost, your house would have to be worth 8 million euros. :O

We also paid double, but ours was absolutely worth it. It’s important to compare exactly what the consultant is expected to do, or whether it’s just a relatively simple task they need to carry out. The price alone doesn’t tell the full story, especially since half of it is reimbursed.
For a structural engineering estimate of 20,000 euros (about 22,000 USD), I would also get a quote elsewhere or discuss it openly with my architect.

Thank you for your feedback! Here's the current status: we had our architect review the offer, after which the structural engineer immediately reduced the quote by €6,000 (about $6,500) to a total of €14,000 (about $15,000). However, we still found this too expensive, and the whole process seemed somewhat unprofessional to us.

A comparison offer from another structural engineer was around €17,000 (about $18,300).

Following this, we asked a third structural engineer from our area, who was recommended by friends who have built with him. Today, he provided a quote of €6,000 (about $6,500) total. Naturally, we will proceed with him now.
