Hello,

I found a calculator that estimates a house demolition to cost around 20,000 euros. The property for sale, built in 2003, is obviously a major construction defect that could be purchased. To negotiate with the current sellers, it would be helpful for me to know whether hazardous waste might be involved. For a 150-year-old house, this is to be expected. But what about a relatively new house? I’m asking because it is often said that new construction is environmentally friendly. The house has about 150 sq m (1,615 sq ft) of living space with a basement.

Hello,

It’s hard to say in general what the cost of demolishing a house will be.

Last year, we had a house from the 1950s demolished (8 m x 8 m (26 ft x 26 ft), fully basemented, one and a half stories) and received quotes ranging from EUR 10,000 to EUR 30,000.

Hazardous waste can also be generated even in a 12-year-old house. For example, Styrofoam used in insulation.

If I were you, I would get quotes from two or three demolition contractors in your area for the building—this way, you’ll have a basis for negotiating with the seller.

Regards,
Dirk
