ᐅ Cost of Electrical Installation for a Three-Story Single-Family Home, 180 m²

Hello everyone,

Here are some basic details about the house: single-family home (basement, ground floor, and upper floor), approximately 180 sqm (1,940 sq ft), solid construction with brick.

We had the architect exclude the heating/plumbing (which I can handle myself) and electrical work. Recently, we had an appointment with a friend who will do the electrical installation for us. What do you think about the costs?

- Downlights LTS
Planning downlights, ceiling plan, recessed fixtures: about €5,000 - 6,000

- Step lighting from basement to upper floor: about €1,500

- LS switch system by Jung: about €1,500

- Bus system (KNX/EIB): about €6,000 + Jung control panel €1,500

- Outdoor lighting with dusk sensor control: about €400

- Indoor intercom system by Jung: about €500

He said that including all materials and labor, the total would be around €28,000.

Do you think these costs are reasonable?
Are there alternatives, especially for the downlights?
Are downlights even practical?

Our project involves about 200 sqm (2,150 sq ft) of living space plus a basement, solid construction with concrete and aerated concrete.

Costs for electrical work without a bus system (some Homematic for shading and heating), exterior lighting, switch systems Gira E2, and Gira intercom currently around 30,000 (currency). I initially thought that was clearly too expensive, but after some inquiries, it seems to be a realistic price.

He was not enthusiastic about step lighting so far... but I don’t want to negotiate on that. Do you already have something more specific in mind?

Without a complete plan including floor plans and functional requirements (room schedule), it is hardly possible to make a statement about whether the offer is good or bad.

We requested HEA 3 stars and are quoted around 13,000 for an approximately 155m2 (1,670 ft2) house.

You will always find people here who pay less. However, for the products and services you mentioned, I definitely find the price fair, although I honestly expected it to be higher. A few suggestions:

- What about the meter cabinet and distribution boards?
- The outdoor lighting is quite "cheap"; please make sure to focus on quality here.
- Which functions are you implementing with KNX?
- What kind of Jung panel is that? I’m not familiar with Jung, but does this run without a home server? That is probably not included in the price.

Our house is about twice the size, and when I calculate all the services and components and exclude the work we did ourselves, we come close to 80,000. Our electrician’s prices are almost like online prices...

A gap in the electrical installation.
I handled everything myself after receiving a 3-star HEA rating, Busch-Jäger switches, many ceiling spots, outdoor lighting, garden/garage power supply with a separate control cabinet, 1-2 LAN outlets in every room, several satellite connections, video and audio wiring in 2 rooms, pump controls for the condensate shaft and cistern/garden irrigation, electrical wiring for 9 venetian blinds, and more. For 160 m² (1722 sq ft).
The control cabinet was done by the electrician.

It cost about €6,000.
