Hello everyone,

We are still in the quotation phase for a semi-detached house and want to build with a converted attic instead of a basement.
I was offered 24,000 euros for 26 sqm (280 sq ft) of living space with insulation, drywall on the sloped ceiling, a concrete staircase with wooden steps, screed, underfloor heating, electrical work, and plastering. Windows would be an additional 1,000 euros.
I consider this a high price, especially since friends paid 18,900 euros for the same house type and the same company 1.5 years ago.
What do you think? Overpriced or justified?

I find the price reasonable.
The price increase is obviously unfortunate, but is your project really comparable to your friends' situation?

Thank you for your reply.
By the way, it is actually 26,500 euros compared to 18,900 euros.
That's an increase of 40%.
In my opinion, the cheaper offer corresponds to our offer:
Same company, same house type, same house size. Even the same neighborhood. We are dealing with this company because our friends were satisfied. They built exactly what we have in mind.
What else, besides profit maximization, could explain such a drastic increase?
(I’m not interested in playing money man...)

Tariff increases, higher costs of building materials, stricter energy efficiency requirements (?)

Ok, then I guess we have to bite the bullet..

I just don’t want to feel like we’re being taken advantage of.

What have you all paid?
