Good morning,
yesterday I received the cost estimate for our newly planned residential house. The plan is for a single-family home near Cottbus (in eastern Brandenburg) in a designated development area, 1.5 stories, with a gable roof and a knee wall of about 1.20 meters (4 feet), 140 sqm (1,507 sqft) including the following rooms:

1st floor: hallway, guest toilet, utility room, open living and dining area
2nd floor: hallway, bathroom, 2 children's bedrooms, master bedroom

In addition, a garage and a carport are planned. I roughly sketched it out with Paint:

I have attached the cost estimate. What do you think about it?
Should I get another offer, or is this a good price? When I look around this forum, I read about cost estimates that are 2-3 times higher. So, I guess I should be glad about this. However, acquaintances of ours used the same architect 4 years ago for their city villa (160 sqm (1,722 sqft)) with a high-end standard and a double garage – and they paid 6,500 euros. Their plot is maybe 2 kilometers (1.2 miles) as the crow flies from ours. So they planned for similar costs. Have prices increased that much in recent years (HOAI 2009 to HOAI 2013)?

Also, what did you pay for your surveyor? His quote was included with the planner’s offer. The plot is in a designated development area and has already been surveyed. So what is the 2,500 euros for? For staking out the building and preparing the site plan?

Sorry, but you need to break this down a bit more:

What cost estimate are you referring to? I don’t see one here, at least not for the house with the double garage. What you have received is a proposal according to HOAI, which the planner made for you for service phases 1-4. This always depends on the approximate construction costs they assume and which fee zone they apply. My impression is that it doesn’t seem significantly too high at first, but I’m not an expert.

The surveyor’s cost estimate is actually quite well detailed. As you mentioned, the costs arise from creating the site plan, rough and precise surveying, and the building survey after the house is completed. We paid about 2,000 euros (2,000 €).
