Good evening dear forum members,

I am also a member of other forums and kindly ask for your support.

1. Topic: Earthworks
Our plot is 1.1 meters (3.6 feet) below street level. The front parcel then slopes down by another 1 meter (3.3 feet). The soil report is positive. After 0.3 meters (1 foot) of topsoil, there is load-bearing soil.

We want to do filling because we cannot, do not want to, and will not build a basement.

On average, about 1.9 meters (6.2 feet) of fill is required. The area measures 15 meters × 27 meters = 405 square meters (4,360 square feet).

The house has a footprint of approximately 90 square meters (970 square feet). Could you share your cost estimates?

2. Topic: Site servicing
The house is planned to start around 10 meters (33 feet) into the property size. The utility room will be located just behind a 30-centimeter (12-inch) thick wall. The size of the first parcel is 72/12 835 square meters (roughly 20 acres). The second, rear parcel is designated as non-buildable land and is not allowed to be developed. Avacon and the Peine Water Association are the utility providers. Due to being on holiday, I cannot currently inquire about costs, and the information is not clear to me on their websites.

Therefore, there should only be site servicing costs for the first parcel, right?

What do you think would be the approximate costs for site servicing (electricity, water, gas, sewage) including house connection costs (rainwater from 1 meter (3.3 feet) in front of the house and wastewater pipes)? It’s difficult to estimate...

405 sqm (4356 sq ft), you know how much that is, right? Just thinking off the top of my head, I believe that by itself, including everything involved, you need at least 15,000.

First of all, thanks for your reply, seat88. Unfortunately, yes. The location and size of the plot are great.

In theory, we could also stay below street level, but that would require a lift system, which I want to avoid. The plot has been or will be subdivided. I also don’t want our yet unknown future neighbor to raise their land and then have us living in a dip.

I’m happy to hear more opinions.

An important question is also how much the plot of land is allowed to be filled or built up. Are there any official statements from the building authority / planning department regarding this?

There is no official statement, but my second neighbor has also raised their plot to street level. Overall, there is a good variety in the street regarding house heights.

Hello, person seeking advice

I would reconsider the “no basement” decision. You’ll need to add fill soil, possibly build a retaining wall for the neighbor, and so on. Would a basement really be more expensive? If so, only slightly.
