Project: Single-family house with double garage in Baden-Württemberg, Bauhaus style, flat roof, no basement, 180 sqm (1938 sq ft) living space plus approximately 50 sqm (538 sq ft) oversized double garage, 2 bathrooms, parquet flooring, underfloor heating with air-to-water heat pump, central mechanical ventilation system with heat recovery, triple glazing – good, upscale finishes, sanitary and electrical installations of “mid-range standard.”
Costs:
- Building structure: approx. €500,000 including VAT
- Technical systems: approx. €120,000 including VAT
- Additional construction costs: Architect services (phases 1-8): approx. €90,000 including VAT
Structural engineer: approx. €23,000 including VAT
Surveyor: approx. €3,600 including VAT
Total approx. €740,000 (excluding land)
Not included: connection fees, building permit/planning permission, landscaping, etc.
Is all of this realistic? I would appreciate your opinions – thank you very much!!

Deliverer26 Jan 2018 09:32It’s true that some architects can be expensive, especially the more artistic ones. And if they don’t have a good relationship with the contractors, it won’t get any cheaper.
My architect was on site once or twice a week and has been on a first-name basis with every tradesperson for decades. Those kinds of connections also pay off in terms of cost.
For me, the important thing is not to dismiss architects outright when looking for the right house building partner. If we hadn’t found ours through a chance recommendation, we probably wouldn’t have started building yet. Every other offer was at least 30% more expensive...

But well, it’s not the first time that an architect-designed house is overpriced.
I have the feeling that those building with an architect pay about 100,000 more than with a GC. That feeling is misleading... We planned with an architect and commissioned them for design phases 1-5 and the tendering of the shell construction. We handled the rest ourselves.
We come in about 120,000 EURO cheaper than two offers from GCs.
By the way, we are also building a flat roof with 209 sqm (2250 sq ft) of living space, 78 sqm (840 sq ft) partial basement including a 22 sqm (237 sq ft) hobby room. Underfloor heating is installed in the laundry room, hobby room, and hallway as well. The garage is 56 sqm (600 sq ft). Our total cost is around 700,000 EURO, which includes all expenses except for the land.
The mentioned planner fees are outrageous...

I'm curious because we're building a similarly sized one. I can't tell you about the garage because it's integrated into the house and not just "standing" next to it.
What did you install? Our architecture is not a standard floor plan from a general contractor.
Air-to-water heat pump, mechanical ventilation with heat recovery, smart home system, around 200 power outlets, numerous ceiling spotlights, 3 bathrooms, floor materials costing about 100 euros per square meter (100 EUR per sqm), plastic/aluminum windows, multiple external blinds, higher ceiling height than standard, and accordingly 2.25 meter (7 ft 5 in) doors.
