Project: Single-family house with double garage in Baden-Württemberg, Bauhaus style, flat roof, no basement, 180 sqm (1938 sq ft) living space plus approximately 50 sqm (538 sq ft) oversized double garage, 2 bathrooms, parquet flooring, underfloor heating with air-to-water heat pump, central mechanical ventilation system with heat recovery, triple glazing – good, upscale finishes, sanitary and electrical installations of “mid-range standard.”

Costs:
- Building structure: approx. €500,000 including VAT
- Technical systems: approx. €120,000 including VAT
- Additional construction costs: Architect services (phases 1-8): approx. €90,000 including VAT
Structural engineer: approx. €23,000 including VAT
Surveyor: approx. €3,600 including VAT
Total approx. €740,000 (excluding land)

Not included: connection fees, building permit/planning permission, landscaping, etc.

Is all of this realistic? I would appreciate your opinions – thank you very much!!

I also find that incredibly expensive... where in Baden-Württemberg?
We are currently building there as well, although more in a rural area.

Cuboid design, 156 sqm (1,678 sq ft), no basement, double carport, conventional construction (Poroton), green flat roof, air-to-water heat pump, two bathrooms, ...
= about 300,000 without landscaping, painting, and flooring work.

Sure, it’s 24 sqm (258 sq ft) less and no garage, but I still think it’s steep.

Does Bauhaus style necessarily imply flush doors, recessed baseboards, and similar cost drivers? I have no idea if that adds significantly to the cost, but standard door frames and so on are certainly cheaper... Someone already mentioned here that just asking for Bauhaus style makes it more expensive than simply calling it a cube with a flat roof.

I didn't even pay €90,000 for the shell construction including windows/doors/roof + roofing... :-O

Most homeowners unfamiliar with architectural history simply associate “Bauhaus” with “flat roof, matte white” (similar to how “Tuscany” basically means “pleated skirt cornice”). Builders seem to “understand” this code too and tend to offer a budget-friendly, DIY-style solution when asked for Bauhaus style.

That is way too expensive.

We have a quote at home for a 190sqm (2,045 sq ft) living area, full basement including double garage for about 530k.

Flat roof
Floor-to-ceiling windows
Gallery
High-quality flooring
Q3 plaster finish with fleece
External blinds
Some smart home features (intercom, underfloor heating control, shading)
Etcetera

All turnkey, also in Baden-Württemberg
