Hello everyone,
since I am new to this forum, I’ll just ask right away...
We plan to build a 1 1/2-story house with approximately 130 sqm (1400 sq ft) of living space and a building footprint of 8 x 12 m (26 x 39 ft).
How can you estimate the approximate total cost (excluding land costs) before buying the plot?

This sequence almost always indicates the wrong approach. It doesn’t make sense to fixate on a specific desired house and then look for a matching plot; quite often, that exact piece of land simply does not exist.

For a single-family house of this size, depending on the level of finishes, you should expect to start at around EUR 160,000 (USD equivalent) for a slab-on-grade foundation (simple design); a basement adds roughly another EUR 35,000 (USD equivalent). The range above can increase significantly, of course. Additional construction-related costs typically add another EUR 30,000 (USD equivalent).

Hi, we have already found the suitable plot, which is fully serviced and costs about EUR 53,000.

Good for you...

...except for the slight chance that "fully serviced" means the utility connections (usually) are located in the street and not actually on the preferred plot. In that case, the additional building-related costs mentioned will still apply 🙂
