Bauexperte15 Dec 2011 09:53Hello,
Why not plan a 3 x 9 m (10 x 30 feet) garage with an extension from the start? That way, this question wouldn’t even arise. Otherwise, you should consult the local building planning authority responsible for your area to find out if your idea is permitted. It is difficult to impossible to answer this from a distance, since I have no information about the property or the relevant regulatory requirements.
Kind regards

A garage is allowed to be built on the property boundary, but we have to maintain a 3 m (10 feet) distance behind the house. If we want to extend the garage sideways behind the house for bicycles and such, can the extension also be on the boundary? I hope you understand what I mean—like a kind of garage around the corner?

haeuslemaster15 Dec 2011 10:57I can imagine that this is a matter of cost. I have the same problem. But my neighbor didn’t like my idea very much..
Unfortunately, I don’t have a picture of this yet, as we are still at the beginning of the planning stage. Whether we buy more than 400 square meters depends on the option for a corner garage. The plot is 21 meters wide and 19 meters deep (69 feet by 62 feet). We are planning the driveway and garage on the far right, situated at the rear right boundary. However, since we want to build without a basement, we would prefer a large garage. One option would be an 8-meter long garage (26 feet), leaving space at the back (with 5 meters overlapping the house, which is 9 meters deep (30 feet)). Alternatively, the garage could be only 5 to 6 meters long (16 to 20 feet), with an extension around the corner at the back of the house.
If this is too complicated to understand here, I’ll probably have to call somewhere to get clear advice.
Thanks anyway.

Bauexperte15 Dec 2011 17:47Hello,
What you plan and what you are allowed to do can be two very different things. Does the zoning plan assign a building zone for the garage on the plot, or are you definitely allowed to exceed your building zone by about +/- 5.00 m (16 feet)?
An 8.00 m (26 feet) depth is feasible cost-wise if you do not exceed 3.00 m (10 feet) in width. On the other hand, if the house depth is 9.00 m (30 feet) (usually there is an obligatory 5.00 m (16 feet) parking space in front of the garage), you would have space for the longer garage; if the zoning plan does not specify a strict building zone for the garage and therefore the state building code applies, you are even allowed to extend the building structure by 3.00 m (10 feet) with the garage. BUT only with the garage; boundary construction with living space is only permitted for semi-detached houses or in rare exceptional cases.
It is always better to ask someone who “knows about this” – responding remotely (I have already mentioned this) is almost impossible without knowing the specific circumstances.
Most building authorities have one day per week open for public inquiries; here in the Rhineland usually on Thursdays. Bring your documents there and you will definitely get help.
Kind regards
