We have purchased a semi-detached house, and the current living area (60 sqm (645 sq ft)) is quite small for us. The house was built around 1930, and the garage was added around 1965. The house has two floors: the kitchen and living area are on the ground floor, with bedrooms and another room upstairs. However, the ceiling height on the upper floor is not very high. There is an attic that has not been converted at all. We want to convert the garage and the courtyard into living space. I have attached a sketch here. We are also considering adding an additional floor to the garage and installing a staircase in the current courtyard.
If that works out, we would combine the current kitchen with the living area to create a larger kitchen.
Could you please explain what to expect in terms of the process (e.g., building permits / planning permission, whether an architect needs to be hired, etc.)?
I would also like to know approximately how much this might cost financially.

First of all, it should be clarified whether an extension is even possible. It’s best to contact the local building authority to check this (e.g., floor area ratio, plot ratio, setback requirements, etc.).
For a project like this, I would also recommend involving an architect from the start.......

I believe a building permit / planning permission is required. My main question is how to add an extra floor to the garage. The garage construction plans from 1964 show that they excavated 1 meter (3 feet) into the ground; I’m not sure if that would be an advantage.
What do you think—would it be possible to build an additional first floor above the garage, accessible by a staircase in the courtyard (new hallway)?
