ᐅ Construction Supervision: Why / How Often / From Whom

Hi,
We are considering hiring a building surveyor for the construction of our single-family house. We already have an architect from the construction company.
So my question is, should we bring in a building surveyor? They would be independent but might also cause some tensions!?
How many inspections would be reasonable? I often read about 8-10!?
What should the cost be?
And where can I find a reliable one?

I hope you can help me.

Regards, Sebastian

If a building expert finds defects, the client as a layperson does not necessarily notice them, as was the case for us. For this reason, I am convinced that we have a better house.

So I guessed right: you consider a building expert less necessary if the contractor is not a known unreliable person?

That sounds good.

No, it’s not about the general contractor, but about clients who have had very good experiences with them.

So it’s about those clients giving us a sense of “you can trust them.”

Or, nevertheless, following the principle “trust is good, but verification is better.”

The question is, can the homeowners, as laypersons, adequately assess the general contractor’s work?
And even if they can, does the general contractor really always work with the same reliable subcontractors...
Do the subcontractors always have the same skilled craftsmen on site?

I would not build without a building savings contract and wish I had one before signing the contract.

That’s true, it’s also possible that they didn’t even recognize potential errors.

The general contractor handles many trades with their own employees, and according to their statements, they have been working with the subcontractors they use for a very long time...

I will look into getting a building savings contract.

The client support service was recommended to me by other homeowners.

Just search for it online.
