ᐅ Construction Supervision: Why / How Often / From Whom

Hi,
We are considering hiring a building surveyor for the construction of our single-family house. We already have an architect from the construction company.
So my question is, should we bring in a building surveyor? They would be independent but might also cause some tensions!?
How many inspections would be reasonable? I often read about 8-10!?
What should the cost be?
And where can I find a reliable one?

I’m currently exploring this topic as well and have contacted several building surveyors/structural engineers. Those "from the open market" often came across as friendlier and more professional than an association surveyor. Perhaps appearances are deceiving..., but at least financially, I don’t see any major differences or advantages to the membership.

As far as I can remember, I didn’t experience any additional benefits. The association was recommended to me by a colleague back then, because you could get certain information there and also secure a building expert. I believe it guaranteed that you would get one.
In the end, we just didn’t have time during the construction phase to gather the information from their website, read it, and understand it. But at around 60€ (about $60), you just do it because, as an inexperienced person, you think you have to join.

Finding an expert is not limited to an association; it is just one option. However, for the homeowner as a construction layperson, it is highly recommended to be surrounded by professionals in building to maximize benefits. Once the money is spent, the layperson expects a flawless house.

I would like to quickly ask a follow-up question. Would you consider using a building savings contract (Bausparvertrag) even if you know some people who have already built with the planned general contractor and everything went smoothly and to their complete satisfaction?

Counter-question: Do you think that a construction supervisor is only necessary if the builder gives cause for suspicion of being a careless trickster who makes money through shoddy work?

Not really, but I personally know three families who built with the general contractor and two more through Instagram, where they run a kind of construction account and report everything. In addition, I spoke with one building family during a site visit, so there is rather a level of trust.

If I didn’t know anyone, the question wouldn’t even come up for me.
