We are considering hiring a building surveyor for the construction of our single-family house. We already have an architect from the construction company.
So my question is, should we bring in a building surveyor? They would be independent but might also cause some tensions!?
How many inspections would be reasonable? I often read about 8-10!?
What should the cost be?
And where can I find a reliable one?

Hire an independent expert publicly appointed by the Chamber of Industry and Commerce (IHK).
I believe in our case, they visited 8 or 9 times. It cost around 3,500 euros (about 3,500 USD), maybe a bit less.
In my opinion, it is an investment in quality. Many craftsmen admit that they work more properly and carefully when an expert is involved.
Additionally, you have a competent contact person who works in your favor if you have questions or doubts. Who would you ask if something doesn’t seem right? The tradesperson who might have made the potential mistake?

The regional concrete construction company was informed in advance, and the manager had communicated this to his workers beforehand. We coordinated the timing of the inspections with the expert.

We were with the Association of Private Homeowners – Association of Private Homeowners. They have a regional list of building experts. These experts take care of checking the contract and the scheduling upon request.

On our street, a work stoppage was ordered because the moisture content was still too high before the floor covering installation due to water damage. However, the residents had to move out of their apartment and were therefore not very happy with the expert’s decision.
