The seller’s only role is to adapt your design to the general contractor’s procedures, basically to fit you into a predefined category.

An architect who designs your house for you and with whom you can develop and discuss your home is a completely different matter.

Because this determines who is the most suitable expert to guide the next steps. In the case of owning your own land / self-designed plans / building with a general contractor, this would be a building surveyor or expert.

House sellers are very rarely experienced professionals. I recommend getting a second opinion on the results.
