A friendly hello to everyone,
who doesn’t know it... or has at least read or heard somewhere: external construction supervision is supposed to help avoid trouble/problems during the adventure of building a house!
Since this topic often comes up in discussions, I would like to ask you to share your personal experiences with experts or associations on the way to your own home in this thread:
Homeowners who consciously decided against external supervision:
As this thread fills up with contributions (which I hope it will), I will pin it at the top of this section. Then every potential homeowner – before starting their project – can get information on the pros and cons of both options.

Even if construction companies work with the same architects, it does not automatically mean that construction supervision is arranged through the architect. Usually, a construction manager employed by the builder oversees the project. Since this service is paid for by the builder, it is advisable to hire an independent expert.
What I want to emphasize is that the architect will contact the companies of _their choice_ in the tendering process. If you, as the client, do not have the necessary knowledge, you effectively leave the choice of subcontractors to the architect, partly based on trust.
As an attentive local resident, you might notice that architects, contractors, and specialist tradespeople regularly have lunch together – this is not called favoritism but rather networking – which is understandable!
However, it cannot be considered independence. Therefore, hiring an independent expert also makes sense in this context.
Not every tradesperson you choose yourself will perform their work 100% correctly. Mistakes can happen to them as well.
I already ran into trouble with a building authority because of an architect...
The concrete ceiling was installed incorrectly (on his instruction), so the hole for the rainwater drain ended up right next to the gate instead of at the far end of the room. The lintel was planned too low, which meant the gate installer could only fit a standard gate with a lot of goodwill. He also didn’t have the concrete floor smoothed right away with a power trowel, so I had to pay a lot and put in extra effort to get a smooth floor, and so on.
However, for the (hopefully soon) next building project, I would probably still hire the architect for the job. He is also an independent expert with a good reputation.

When I skim through this, the opinions seem to differ quite a bit.
Basically, I believe that trusting the architect I hire (if I work with an independent architect) is good – but oversight is still better.
If I work with a general contractor, the question doesn’t even arise for me. In that case, I would definitely have someone double-check things if I’m not able to do it myself.
How does it work regarding the mandatory construction supervision according to KFW guidelines?
I understand it so that I have my independent architect, but in addition, I need to consult an independent expert as a construction supervisor.
