I would like to briefly introduce ourselves.
We are a family with two children (4 and 7 years old) currently considering whether to leave our cozy home or take the risk and move.
At the beginning of next year, some new plots of land will be sold. Great location.
So far, we have visited a model home park in Wuppertal, and I (the wife) have fallen for a single-family house (detached house). My husband prefers a traditional masonry build. We have also spoken to the bank and had them calculate the financial burden.
This is all completely new to us!
We are not in agreement about the additional construction costs and how much to budget for the landscaping and external works.
Next steps: an appointment in August to calculate the house costs, and in September, a meeting with another building company.
The plots will probably only be available for purchase next year, most likely in spring.
Are we starting the planning too early, or is this timing alright?

In our city, the price per square meter for the plot is €220 (about $240), with a discount of €10 (about $11) per square meter for each child. For 400 square meters (4,300 square feet), that amounts to €80,000 (about $87,000). However, as mentioned before, 350 square meters (3,770 square feet) should be sufficient for us. Currently, we are only planning to cover the ancillary costs (notary and land registry fees) from our own funds. The plots are fully serviced.
We expect the house to cost around €180,000 (about $196,000) nearly finished. This is probably too low, but we will find out more about that next week.

Painting and flooring on extra list: €20,000
Outdoor facilities on extra list: €10,000 (only the essentials)
Reserve for extras: €10,000
Estimated total: €361,000
€180,000 works only with less floor area; no matter what the guys and girls in W'tal tell you!
Edit: “fully developed” usually means that the public utility connections are available at the street adjacent to the plot; nothing more, nothing less.
