Hello everyone,

What were things during the construction phase that you would have been better off avoiding in hindsight?
For example, too much supervision, no time off, too many changes, no expert consultation, etc.

Looking forward to your experiences!

Thank you

Source: Often recommended, otherwise found via search engine. Prices vary widely. There are daily flat rates or billing by the hour. The hourly rate is usually between 50 and 80 EUR (approximately 55 to 90 USD) net. This should include travel to the site, phone calls, and other expenses. The inspector should not charge for every minor issue.

How did you measure? Which laser measuring device would you recommend?

What should be avoided? Measuring every last millimeter pedantically.
Millimeters are practically irrelevant in construction.

(In response to the question: Just buy the cheapest one available)

Millimeter is a foreign word in construction.

He is right! If the mason has found the correct plot, that is already enough.

When building on the boundary, it is not even that simple

We had an (independent) construction supervisor throughout the entire building process and also had the planning reviewed by an expert.
I understand the part about the construction supervisor; it should be an "Independent Expert for Construction Supervision (IHK), publicly appointed and sworn in court."

I have two questions about this: What kind of expert?
Second question: Would you like to have the -->planning reviewed by an expert<--
OR
Should an expert have been the one to -->review the planning<--?

I hope I have made the difference clear.

Okay, let me explain further!
Our planning (such as floor plans, submission plans, etc.) was done by the general contractor. Unfortunately, it was quite “poor,” which might have been noticed by an expert (someone familiar with this).

The major issues that caused us sleepless nights were:
- House built too low
- Controlled mechanical ventilation system doesn’t fit into the house
- Therefore, no gas heating but an air-to-water heat pump instead
- Wooden staircase does not fit inside
