ᐅ Looking for a construction partner for a semi-detached house project on a large plot in Schulzendorf

Looking for building partners / building family for a semi-detached house project on a large plot in 15732 Schulzendorf, south of Berlin’s metropolitan area. Available immediately!
No developer involvement. Preliminary discussions with construction companies have taken place, but no contracts or similar agreements have been signed.

In the neighboring subforum Grundstücksplanung, there is a pinned questionnaire at the top that you can fill out to share some information about yourself and the plot of land. Personally, I find it clearest to delete the lines without answers while filling it out. It’s best to mention the applicable zoning plan / building permit (without a link!).

Is the seller willing to sell the land in separate parcels or lease it as hereditary building rights?

The plot will be officially divided and measures a total of 1049 sqm (11,292 sq ft). Since we know the owner, it can be purchased without commission. Due to the dimensions, only a duplex is possible—single-family houses are not allowed on subdivided plots.
There is no local development plan. Section 34 of the Federal Building Code applies here.
We are a family who has lived here for 8 years and now want to establish permanent roots. More details can be shared through personal communication if interested.

Is this questionnaire mandatory, or can you still expect positive feedback without completing it?

That works perfectly fine without it and I also consider it unnecessary. However, this forum is not a local social platform, so I would recommend using more common channels on social media. Many regional online portals or groups target a specific audience that is actively searching. Here, you will more often find people who already have a plot of land. Occasionally, someone is looking, and in that case, it doesn’t have to be B, but maybe Hamburg or M.

If you have a partner by then or questions about construction or floor plans, you will be very well supported here.
