ᐅ Construction Manager – Supervision – Costs

Hello everyone,

As a newcomer to the forum, I have a question and would like to briefly outline the situation first:

  • Due to family circumstances, I unexpectedly found myself in the role of the client/homeowner (not the focus of this post)
  • The project involves an existing building that is being extended (not a listed building, total area about 120m² (1,290 sq ft))
  • We no longer fully trust the appointed architect (non-transparent tendering process, unclear and too high cost developments, several other issues)
  • With legal advice, the contractual situation was clarified, and it was established that further cooperation would make sense after addressing the defects, as long as the contracts allow

That is the current situation.

Due to the lack of trust, we now want to involve a construction manager (site manager) as a kind of independent overseer. From our layperson perspective, we need help with:

  • Reviewing the scope of work specifications for the trades
  • Monitoring construction processes (does what the architect plans operationally make sense? Will we be adequately advised, or will important points be overlooked?)
  • Checking already obtained quotes (regarding price and general plausibility)
  • Inspecting completed work on site for basic quality standards
  • Being a contact person for questions that arise during the course of such a project

I understand that freelance construction managers (civil engineers) are usually compensated according to HOAI (official scale of fees for architects and engineers in Germany). This is not an option for us, as the architect is already being paid on that basis.
We think someone who could be available for a certain number of hours per week and handle all necessary issues within that time would be more suitable.

Now to the actual question: Does anyone know of reasonable examples of compensation arranged on an hourly basis? What would be considered fair in this context?

I don’t think you’ll find someone like that easily. You need to familiarize yourself with the project and not just be there for 2 hours a week and bill for that. I believe you won’t find anyone for less than 5000.

We have a building inspector supervising the construction of our new house. The cost is 95€ per hour (including travel time). It is, of course, difficult to estimate how much work they would have in your case. But maybe this information helps you.
