No, the entire house is being auctioned. These details are noted in the listing, but since we don’t understand much about this, we wanted to know how much money a nearly finished house is worth (land value around 40,000€ is additional).

A brief explanation for you why a simple answer is not possible:
1. Has the single-family house been partially built, have installment payments been made by the current owner, or is this a developer project where the total purchase price including land is due at the end?
2. Prefabricated houses usually have different resale values compared to traditionally built single-family houses. There are few exceptions, mostly large well-known brands achieve better resale values. So it also depends on which builder has constructed the house so far.
3. Has construction continued on the single-family house, or was there a halt in work—perhaps during the cold season—on the open structure, and can any damage to the building envelope be ruled out?
4. The location/region of the building project also plays a significant role...
If you can provide answers to the above questions, I might be able to give you more reliable information for the Rhineland area. Since parameters vary regionally, in other cases colleagues familiar with the area you are asking about should respond.
You can also—and I consider this the better alternative—seek local professional advice. Buying a nearly finished property can be as much of an unknown as purchasing an older existing building. Before making an offer, it would be sensible to visit the site together with an expert (an appraiser, construction engineer) and get their opinion. After that, you should have a clear understanding of the condition of the property and be able to offer a price appropriate to the state of the single-family house.

- Landscaping and exterior work
Other than that, it is ready. We have already been living here for about half a year. Unfortunately, I cannot say which company built it, as we have no information about that.
The house is located in Lower Saxony, specifically Emstek. Preliminary viewing on 13.03.2011 at 3:00 PM!!!
