Hello,

I have a question regarding renovation costs. Our architect estimated a price of 400€/m³ for a 175 sqm (1885 sq ft) bungalow being built on a slope. My question is, what exactly is included in this price? How much earthwork is covered, and what level of finishes are assumed (tiles, electrical work, heating, roof, etc.)? Maybe someone could provide a rough reference point. I will still ask the architect, but I’d like to have an idea beforehand. The house is being built in Saarland (Saarbrücken), as I believe regional differences play a role.

My second question is, does anyone know what additional costs I might expect for the slab foundation or ring beam if I use a pile foundation? (The pile foundation itself costs me about 33,000€).

As you already mentioned, you need to ask your architect, depending on what you have agreed upon. We are also building with an architect and initially requested a cost estimate. Later, we obtained a cost estimate according to DIN 276, which provides a much more detailed breakdown.

Take a look at DIN 276. The volume includes groups 300 and 400, unless you have agreed otherwise. This means the building and building services engineering without external facilities, without the land, without site development (also without utility connections), and excluding fees and equipment such as sanitary installations, kitchen, etc.
