I just registered on this forum today and really appreciate the support offered here.
Support that I definitely need.
We (my wife, our little daughter, and myself) want to build or have built a single-family house.
Here are some details:
About me:
I am a technical employee working full-time. My wife works 2-3 times a week. Our little one will start kindergarten in 03/2012.
I’m handy – for example, I once converted the attic at my parents’ house and can do quite a bit myself (electrical, plumbing, flooring, tiling, etc.).
This is not meant to be a self-promotion, just some background.
The building plot is available.
Fortunately, it is level and almost rectangular.
Location and orientation are perfect. Infrastructure connection is still open. 680m² (7,300 sq ft) plot in Lower Austria (St. Pölten district - postal code).
Since we are still at the beginning of this project, there are many question marks in our minds.
Unfortunately, I don’t have the typical solid bricklayer helpers in the family like traditional homebuilders do.
I mean, I have no more than 1-2 helpers available.
So I am mostly on my own.
I need professional construction advice.
We would like to have (like almost everyone) a brick house.
Due to time constraints, this probably won’t be feasible. Unless someone can prove me otherwise.
What do we ultimately want?
- A single-family house with ground floor and upper floor, no basement.
- Garage for 2 cars, plus a workbench area and space for heating system/pool filter/photovoltaic equipment, as well as storage for garden tools.
- Carport for both cars.
- Hip roof or mono-pitched roof design for the house.
- Terrace.
- Garage roof to be used as a roof terrace.
- Pool (8 x 4m) (26 x 13 ft).
In style, something similar to the Haas Haus La Styria Roma.
We have own funds available but do not yet know if additional financing will be needed. That depends on the total cost of the house including furnishing.
First of all, we need to decide what exactly it should be.
House + foundation slab + garage completely built by a local construction company?
House + foundation slab + garage, solid brick prefab house (e.g. Austrohaus, etc.)?
Prefab house (e.g. Haas Haus, Hanlo, etc.) and foundation slab with garage by a construction company?
The bottom line is that costs should remain manageable.
I can’t afford to spend too much time on construction since we are currently renting and have monthly costs here. So it needs to be completed "quickly".
Who can PLEASE lend me a hand and support me with this decision?

you cannot expect a detailed building plan directly from the forum, as that is too complex.
If you have already identified a few suitable providers and their house models, it would be best to schedule meetings and discuss everything with the providers. Try to follow the same criteria for all meetings (number of rooms, basement or slab foundation, garage, balcony?, roof type, heating system, etc.) so you can compare the results and quotes.
If you want the house construction to proceed as quickly as possible, a prefab house provider would probably be the first choice; prefab homes are also available in solid construction versions.
Finally, I recommend consulting a professional advisor who can especially help you understand the building descriptions, which are often quite difficult for laypeople to interpret.
