- decide what you actually want to build – a prefabricated house or a conventional build.
- What is your budget? What are your expectations? How much time and risk are you willing to invest or take on?
- If conventional, do you want to work with an architect and manage contracts individually? Do you want to buy a partially completed house (with land) from a developer, separate planning and construction (general contractor), or have everything from a single source (design and build)?
- Keep in mind that in many cases, the seller will not be the one building your house or may no longer be around if things go wrong.
- Ask around among friends or acquaintances for their experiences – no guarantee that your situation will be the same, but this is often the best source for unbiased information (neither positive nor negative).
- Check online – but be aware that people who had bad experiences are often more motivated to write about them.
- Understand that no one is giving you anything for free – prices come from somewhere (sometimes it might be the CEO’s second Porsche, but probably not ;-)
- Don’t try to save money in the wrong places – you want to live in that house for a long, long time.
- Also listen a bit to your gut feeling.
- Search official business registries, Google the company directors if you feel uncertain.

We always appreciate when home builders actively engage and respond about their own companies in the home construction forum; however, we do not tolerate “backdoor advertising” and remove such posts without exception, as was done this morning.

I would primarily focus on reviewing good references and evaluating them; then consider the personality and conduct of your contractual partner (not the salesperson); and finally analyze the published financial statements with the help of friends who are experts in the field.
It takes time to get oriented in the market. No conversation is wasted; you always learn something. If you’re not absolutely enthusiastic and convinced, you shouldn’t sign a contract. Good contracting partners never pressure you at any point.
