Hello,

we have purchased a plot of land near Stuttgart and submitted a building permit application. Unfortunately, the cost estimates keep increasing.
The project is a single-family house with a living area of 250 m² (2690 sq ft), including a double garage and basement, KfW40+ standard.

Can anyone recommend a construction company in the greater Stuttgart area?

I want to share something here as well. Many thanks to @erazorlll for your reports. I am from the Böblingen area, and your tips regarding the search for providers were very interesting. I only learned about Köhler after your post.

Regarding previous posts, I want to add: With so many inquiries providers receive, they have numerous standard floor plans and cost breakdowns ready. It should take no more than an hour to put together an offer using software. I also wonder why providers don’t offer an online login where you can simply enter your desired house and plot details (rooms, floors, orientation) and immediately get some results—similar to car buying portals where you can set detailed filters. All of this is doable with good software.

The way (prefabricated house) providers handle us clients is quite frustrating. One phone call is rarely enough; face-to-face (F2F) meetings are considered a must. Video conferences are sometimes met with complaints and only grudgingly accepted. Salespeople prefer to drive 100 km (60 miles) back and forth for a meeting or even insist you come visit their company first—this is the case with Fertighaus Weiss and Schwörerhaus. They waste a lot of time and money this way, but it could be much simpler for both sides! One advantage of video consultations is screen sharing and live price calculation. This is much better than a F2F meeting at your home without the advisors having access to their systems.

Another tip for beginners searching for providers: Browsing and ordering catalogs doesn’t help much. It’s better to first visit an independent architect to discuss what’s possible on the plot (restrictions on height, roof shape, orientation, etc.) and to talk about floor plans (room orientation according to compass directions) and have some drawn up (or draw them yourself). Afterwards, with as detailed information as possible (e.g., KfW standard, heating system—start with an energy consultant?—price expectations, etc.), approach the providers and try to schedule several meetings in one day, for example in Fellbach. There, the consultants have access to their software. These meetings are very important because you learn a lot from each conversation and it makes you think. This is more helpful than consumer advice center books or Stiftung Warentest publications.

We have currently searched extensively (goal: detached single-family house, about 140 m² (1500 sq ft), fully cellar):

Price range from providers for the house only, excluding additional costs (earthworks, utility connections, landscaping, fees for road closures and building permit/planning permission, etc. = around €100,000 (about $110,000)) but including architect and planning: 410,000–480,000€.

Streif Haus Very committed consultant, almost too much so, fastest construction time among providers. Show home in Fellbach feels very cheap, low material quality.
Weberhaus Good consultant, but air-to-air heat pump as the basic concept? Please no... Responded late. Show home in Fellbach is attractive and relatively high quality.
Fingerhaus Good consultant (great: video consultation was easy), good breakdown of items with options and individual prices, favorite! Also excellent overview of additional building costs.
Kampa Good consultants (two together), good offer discussion. Offer and service description only printed. Show home in Fellbach feels very cheap, but it dates from 2008; the person in the house knows their stuff.
Fertighaus Weiss Good contact, calls and engaged. But no offer; you must visit the company somewhere out in the sticks first—totally unacceptable!
Schwörerhaus Poor contact response, no offer, you must visit the company somewhere remote first—totally unacceptable! Show homes in Fellbach are good quality.
Haas Haus Good assigned consultant, calls, offers a Teams meeting via email. Preliminary draft only the floor plan. Decent house in Fellbach, the on-site consultant talks a lot, can be tiring.
Town & Country Haus Quote: Floor plan request (usual, standard single-family house types!) too complicated, ‘go elsewhere’—unbelievable!
Hanse Haus “We will get back to you”—nothing happens!

Well, I can understand the companies; what you’re doing are basically "last price" inquiries and nothing more. I think suppliers get plenty of such requests, so it’s understandable that they focus primarily on those who show commitment, invest time, and are serious overall.

After all, at least 19 companies are left out in your case.

On what basis did you choose the mentioned suppliers? It’s quite a mixed group with different construction methods and price ranges.

First, you want prices for standard floor plans, but then detailed offers for a custom house?
What good is a 20-minute price if it’s poorly prepared and incomplete? There are so many factors influencing the cost of building a house that you don’t notice at first glance. Some are included as standard with one builder but not with another. One hour simply isn’t enough.

That’s good—especially if you mean having a proper design and tender process done before awarding the contract, possibly even if hiring a general contractor.
