ᐅ Considerations for Choosing a Suitable Building Plot

Hello everyone,
I need your advice regarding a sloped plot of land. I am considering a plot that is 951m² (10,235 sq ft).
This plot is somewhat sloped and has a step of about 75cm (30 inches) from the street level to the plot, so many people have told me to look for another plot.
Based on the pictures, is this plot really that problematic?
I plan to build a 110m² (1,184 sq ft) bungalow without a basement. Is the plot really so difficult to build on? Please see the attached photos. In photo 6, I have tried to sketch my ideas.

I find it interesting that the same answer comes up across different forums:

The plot is not bad, but it is not suitable for the ready-made bungalow planned by the original poster.

So either reconsider the bungalow or continue searching for a suitable plot...

The contract with Town & Country for the roughly 110 square meter (1,184 square feet) bungalow is probably already signed. 🙄

3.17 m by 36.8 m (10.4 ft by 120.7 ft) with approximately 9% slope. Your house is located at the northeast position, 1.8 m + 0.75 m, so 2.55 m (8.4 ft) above the terrain. As mentioned, you either need to rethink the plan or choose a different plot.

I have oriented and repositioned it, and I would balance it on the terrain as well as reconsider the decision not to include a basement:

The plot is not problematic. It’s just not necessarily suitable for a bungalow – if you absolutely don’t want a basement, I would at least recommend a partial basement. Find an architect and get started.

The plot is great, and having a bungalow on it is unusual since it won't be cost-efficient in terms of usable floor area. If that doesn't bother you, then there’s nothing standing in the way.
