I need your advice regarding a sloped plot of land. I am considering a plot that is 951m² (10,235 sq ft).
This plot is somewhat sloped and has a step of about 75cm (30 inches) from the street level to the plot, so many people have told me to look for another plot.
Based on the pictures, is this plot really that problematic?
I plan to build a 110m² (1,184 sq ft) bungalow without a basement. Is the plot really so difficult to build on? Please see the attached photos. In photo 6, I have tried to sketch my ideas.

Nice-Nofret24 May 2021 11:22A great plot, where I would build a two-story house: the ground floor at street level with garage and living / dining / kitchen areas, plus a terrace; the basement for technical rooms, cellar, laundry room, and the bedrooms and office.
From the street, it would then look like a small bungalow.
I would position the house along the property boundary towards the upper neighbor, with the large hipped roof. – Garage and shed possibly as boundary structures.

Thank you for the great plot; I think almost everyone can understand why you feel a bit overwhelmed when it comes to buying land. No, we want a bungalow, there’s no other way around it. 🙂

hanghaus200024 May 2021 16:40Without precise height specifications, it is not possible to say. In any case, your project does not make sense. The house at street level is probably not approvable with the embankments. Unfortunately, we do not know the building regulations for Marienhagen.
Your request clearly calls for a ground floor and basement.
In my opinion, a bungalow only works if you go deeper, like the neighbor.
