Hello everyone,

I have attached some photos of my roof and would like to hear your opinions. Can you assess whether the roof is in good condition, or if any changes or repairs are needed?
The house is an end-terrace house built in 1990.

If you think any modifications are necessary, I would also appreciate advice on the specific measures required and an approximate estimate of the costs involved.

Why would a beam that is only about 35 years old suddenly stop functioning properly? You will need to check for rot or pests yourself – that is something you can usually identify. There is no insulation in the cold roof space. As far as I know, you need to insulate the ceiling of the room below if the roof itself is not insulated.

That’s true, the roof is only 34 years old, but I recently bought the house and wanted to ask if anything needs to be done with the roof, because some people are currently saying to renovate it.
The insulation is in the floor.

What do you mean by “rot or pests”?

So the roof structure is practically like new. Issue resolved. Of course, many improvements are possible: installing an underlay membrane, reroofing, adding insulation, replacing the floor. But from the pictures, nothing really looks like an absolute "must." The roof is nearly new, with a mess on the floor.

Wood rot fungi or creatures that feed on wood. Very unlikely in 35-year-old wood. But you asked.

Looks perfect to me. Put the flooring back in, and then check again in 20 years.
