We are currently researching the topic of building a house, or rather (since we do not yet have a plot of land in sight), the rough costs. I often read about the calculation of 2,000 € x square meter. What exactly is included in this figure, and what is not? As I understand it, the following additional cost blocks are likely to come on top of the house itself:
- Architect fees / general contractor
- Additional construction-related costs
- Kitchen
- Painting / flooring (or are these already included above?)
- Possible basement
- Extra features such as a fireplace, ventilation system, KNX, etc.
Would bathroom fixtures (excluding bathroom furniture) and underfloor heating be included in the 2,000, or would these also be additional costs? Just so I know how big the disappointment will be

I have already included the landscaping in my Excel sheet, as well as a double garage.
Not that I have high hopes of finding a plot, but the ideal area would be the greater HN region; so it’s not exactly a cheap location.
Besides the land costs, I had the following items on my list:
House construction costs with that vague 2k (or calculated as 2.1k) per 150 sq m (1,615 sq ft)
Of that, 10% for general contractor/architect
50,000 € for additional building-related costs
20,000 € for the kitchen
25,000 € contingency
40,000 € double garage
70,000 € basement (depending on the site—if the plot is on a slope, the basement could be used as a (partial) living area, which would be included in the 150 sq m)
20,000 € landscaping (probably too little)
And that was exactly where I wasn’t sure about what is already included in the rough estimate.
Everything that adds up on top of that can quickly grow into a considerable amount.

The architect according to HOAI charges significantly more.
