Hello community, I would like to ask for your assessment and experience once again.
We are considering buying a house from 1966 with approximately 160m² (1,722 sq ft). The location is unique for us.
The condition of the building is good.
We can contribute with our own work for the core renovation, demolition of the old roof, creating openings, etc.
We will definitely involve an architect with a structural engineer or a building contractor.
We have big plans and would like a rough estimate of the costs we should expect:
- Roof/attic extension of about 110m² (1,184 sq ft), open to roof style, with photovoltaic panels
- New heating system (probably heat pump with underfloor heating)
- All windows on the ground floor (including a panoramic window)
- All windows on the upper floor (extension with panoramic window)
- Various wall openings
- Staircase renewal to the upper floor
- Conversion of a small room into an entrance area with a front door
- New electrical wiring, water pipes, and sewage pipes
- Exterior wall insulation
- New double garage
There are no available building plots in our region.
Would you recommend demolition and new construction for our project?
Or could the project be worthwhile with good planning?
Thanks for all tips, experiences, and cost estimates.

I would seriously consider demolition.
I would seriously consider demolition.
Great that one of the children could already practice being the boss with a playroom kid, haha.
Yes, on the upper floor instead of the current attic already – but the new attic above the then upper floor is not going to be used as living space as well?
I don’t have enough information yet to make such judgments.
At least more of a partial demolition than adding another story.
From a quality standpoint, I still see too little clarity. Ground floor, basement, plot/building envelope... and of course pictures of the condition (outside & inside).

With the new information, the house is turning into a money pit, more expensive than a new build...

So from a 1+ attic (total 160 sqm (1722 sq ft)) to a 2+ attic with a roof space — but without fully converting it into living space? Hmm, I’m asking if the floor area ratio and the zoning plan are still being respected?

Yes, the entire 120 sqm (1292 sq ft) upstairs is to be fully used. Bedroom, dressing room, bathroom, 3 children’s rooms, and a kids’ bathroom. Am I the only one seeing only black boxes?

Hmm, I’m asking you whether the floor area ratio and the zoning plan are still being observed? Me? Why? – I am not familiar with the zoning plan here.

Am I the only one seeing black images? One image, with black borders of the same height above and below. Just a phone screenshot.
