Hello everyone,

The house purchase is getting closer. However, the property of interest dates back to 1973 and is in worn original condition. Key details:
*150m² (1,615 sq ft) living space (ground floor + upper floor, including 2 rooms, a shower bathroom, and an attic on the upper floor. The attic is planned to be converted into an open space above/in the living room)
*Gable roof
*No basement
*Oil heating (located in the kitchen, not the utility room)
*Rendered facade without insulation

Renovation plan (strip everything out, everything new) with my estimated costs:
*Demolition done personally, possibly two walls by a tradesperson: €1,000
*Roof insulation (above rafters), 3 Velux windows: €25,000
*External thermal insulation composite system (ETICS) with plaster: €20,000
*Oil condensing boiler, solar system, radiators, possibly new pipes: €25,000
*Ventilation system (necessary???): €10,000
*Electrical wiring on ground floor: €10,000
*Windows (1 large sliding door element, 1 floor-to-ceiling door, 5 double casements, 1 floor-to-ceiling double casement, 4 standard, 1 triangular): €20,000
*Interior doors (5 standard, 1 double glass door) and front door: €7,500
*Bathrooms (basic) and guest WC: €15,000
*Living room ceiling – expose beams, drywall and plaster the sloped ceilings: €2,500
*Flooring on ground floor (ceramic tiles in hallway and bathroom, otherwise floorboards/parquet): €15,000
*Upper floor (2 rooms + shower bathroom) materials for DIY work: €10,000

I plan to hire professionals for everything except the upper floor (DIY), possibly handling smaller tasks myself.

1. What is generally missing at first glance?
2. How realistic are my cost estimates?
3. How much should I budget for architectural planning and supervision?

Have you already inspected the property with a building expert?

Regarding your price estimates – especially since you work in this field, you should know that figures for older buildings are often unreliable. There will always be a “new” issue that will slow down the renovation.

I strongly recommend that you visit the property with an expert and ask for an appraisal. This appraisal will help you understand the full extent of the necessary renovation. Based on this, you or the expert can tender the trades; this way, you will have reliable cost estimates to work with. Additionally, there are funding options available for renovations; you should also check the KfW website, as these subsidies are not to be applied for after other funding.
