we are planning to build a detached house in the near future. We are still in the early stages of our considerations. In other words, we are still deciding between a prefabricated house and a solid construction house. Above all, we would be interested in a rough estimate of the costs. How much could potentially be saved with a prefabricated house, if at all? Perhaps someone here can provide approximate figures. Here are the key details of our planned house: around 160 m² (1,722 sq ft) of living space, fully basemented (utility basement), double garage, high-quality fittings. The house will be built in southern Baden-Württemberg. So far, we have looked briefly at prefabricated house manufacturers like Weberhaus and Schwörerhaus. For solid construction houses, possibly OPTA-Haus and M3-Massivhaus (although I have read mostly negative experiences about them here so far).
It would be great to get some information here.

We decided on a prefabricated house from Okal (this is not intended as advertising) because they also offer us the plot of land, which is located exactly in the area we prefer (fully developed). Otherwise, we would have to find a plot ourselves, which would not have the same unbeatable view. Plus, the price per square meter for the land would be higher.
In advance, we already met with an Okal house consultant who broke down the costs for us. In our case, the new house including additional construction costs and the mentioned plot would cost about 270,000 euros, with EVERYTHING included (turnkey), including a small bay window we chose and other costs that would normally be added to the basic house price.
The house has about 140m² (1,507 sq ft) of living space and 70m² (753 sq ft) of utility space, is fully basemented, and has a plot of 380m² (4,090 sq ft).
However, we will have the building specification reviewed by an independent expert.

I would like to know who gave you the idea that building a prefabricated house is cheaper than a solid masonry house.
If you have ideas about how you want your house to look and which construction services you need, simply request price quotes for both a solid masonry house and a prefabricated house. Only then will you have a realistic price comparison.

thanks for your information. But that’s roughly the approach I was planning anyway. I will definitely get quotes from both options. I was more interested in who can recommend which providers. Whether the prefabricated house is actually cheaper will become clear later.
